THE HOUSE

The B&B is located in an old farmhouse from the end of the 18th century, which has been renovated and enlarged several times. Since we have lived there (end of 1999), we have also made some changes, trying to maintain and recover the traditional architectural elements that still "survived".



THE OUTSIDE

The house has two outbuildings on the outside: in the first there is a wood-burning oven; the second is the tool shed with the laboratory / workshop, on whose roof the photovoltaic system is mounted, and which also functions as a bicycle shelter. The outdoor area includes a relaxation corner under the olive trees, the olive grove, the orchard, an uncultivated space with some spontaneous essences.



ROOMS

From the renovation of the old disused cellar, we have obtained the largest room; the other is on the second floor, and has a panoramic view of the nearby valley and Santopietro Belvedere. Both have independent entrances and bathrooms, and are mainly furnished with family furniture from the 1920s and 1930s. The large room is furnished as a double room, but can accommodate up to 4 people (2 in a double bed, 2 in a double sofa bed); there is the possibility of an additional additional cot, but only for children under the age of 12. The panoramic room, on the other hand, can accommodate two people in a double bed.

The rooms and bathrooms will be cleaned every 3 days, sheets and towels will be changed with the same frequency; however, if you do not agree, you can give us other provisions.

In the bathrooms we invite you to use biodegradable detergents or those that you will find available in the special dispensers.





THE BREAKFAST

The breakfast we wish to offer you (included in the price of your stay) is made up entirely of organic foods, partly produced by ourselves, partly by local producers; this even if you do not ask for it: normally we turn to organic and biodynamic productions, for reasons that affect the health of the environment and ours; vice versa, we very rarely buy products from conventional agriculture, because we prefer not to support it.

In addition to the "classic" drinks (tea, coffee, milk...), we invite you to try the herbal teas prepared by Marilena with the wide variety of aromatic herbs available to us.

We ask you, when booking, to indicate your needs, and if you have problems with intolerances and allergies.



OTHER SERVICES

Unfortunately we cannot cook lunches and dinners, but we can indicate some restaurants in the area, including those that are vegan or that use organic and local products.

We have no television, but you can use Wi-Fi for free.

We have two bicycles available, which you can use at your leisure (just bring them back...); if, on the other hand, you arrive with your own, you can store them indoors and you will have the workshop available.

We will try to give you as much information as possible on means of transport, parks and paths, villages, museums, cultural events, organic producers in the area; However, you will not be able to extort any information from us regarding events that focus on the exploitation of animals, which are related to hunting, or festivals that propose binges based on this or that animal.

We are sorry, however, that we cannot accommodate your dogs, because we do not have adequate space for them; please excuse us, but we would like to offer them a comfortable stay too, but for the moment this is not possible; furthermore we would not want to create uncomfortable conditions for our cats, which are rather sensitive to the presence of other animals; but if you have a solution to propose, we can talk about it...



OUR PRACTICES

An extremely important point for us is that of our impact on the environment, an aspect that we have tried, over time, to address through various solutions, in a path that we intend to continuously improve and expand.

• We have a 2.3 Kwp photovoltaic system, and thanks to this we are able to use ¼ to 1/3 of the energy we directly produce. The energy we take from the grid is instead supplied to us by the Dolomiti Energia company and is certified 100% from renewable sources. We try to rationalize our consumption (low consumption lamps, small tricks to turn off the stand-by).

• We collect rainwater from the roofs for a total capacity of about 20 cubic meters, water that we use in the winter to drain the toilets and in the summer to irrigate the garden. We have inserted water economizers in all the taps inside the house. We have always used that of the municipal water supply as drinking water. At the beginning of the implant we placed a Grander vitalizer.

• To warm up, we use a wood-burning stove, which also allows us to prepare food and heat up the domestic water; if necessary, the system is supplemented by a condensing boiler powered by LPG. All the wood we use comes from pruning in part of our trees, in part provided by a gardening company of our friend, we have never bought wood from the cutting of the woods. All windows are double glazed.

• In addition to some of the fruit and vegetables we eat, we produce all the oil we need and we make most of the detergents we use for the house and for clothes. Then there are some herbal preparations, which we use instead of drugs.

• Part of the fruit and vegetables we eat comes from the orchard and vegetable garden; we are part of some buying groups, and we make some expenses directly from local producers. Almost all of our food expenditure is of biological or biodynamic origin.

• We practice separate collection and we also ask our guests for it. We use organic waste to feed compost.



OUR PROPOSALS

In addition to hospitality and other services, we will be happy to accompany you through some routes that will show you the surrounding environment. Of course you can also explore on your own, but we will be happy if you want to take a tour with us, so that we can provide you with more information and can exchange ideas, observations, points of view... We can teach you to recognize some of the most common spontaneous food plants, present our "collection" of aromatic plants, show you the healing properties of some essences or show you our fruit plants... Or play together with some old street games or lead you into a more sensory experience to establish a different contact with other living beings who are with us...



AROUND

From "La Fanciullaccia", by car in a short time it is possible to reach most of the art cities of Tuscany: Pisa (30 minutes), Volterra (35 minutes), San Gimignano (45 minutes), Lucca (50 minutes ), Florence (1 hour), Siena (1.5 hours); other cities are also nearby, such as Livorno (40 minutes) and Pistoia (1 hour), towns such as San Miniato (30 minutes), Certaldo (1 hour), Colle Val d'Elsa (1 hour), and villages such as Peccioli (10 minutes), Terricciola (10 minutes), Casciana Terme (15 minutes), Lari (15 minutes), Chianni (20 minutes), Vicopisano (25 minutes). From Capannoli (3 km from “La Fanciullaccia”), take the bus to Volterra in about 50 minutes. From the Pontedera railway station (reachable by bus) it is very easy to reach Pisa and Florence by train, while for Livorno, Lucca, Pistoia, Siena it is necessary to change trains. To reach the sea, the closest beaches (Tirrenia, Cecina, Bibbona, Versilia) are about 1 hour by car
